King’s Court Maintenance Agreement

This Service Agreement (“Agreement”) is entered into on the date of acceptance:

Service Provider: Flush King Plumbing and Rooter LLC, 6619 N Scottsdale Road, Scottsdale, AZ 85250 and Flush King Heating and Air LLC, 16220 N Scottsdale Road, Scottsdale, AZ 85254. Flush King Plumbing and Rooter LLC and Flush King Heating and Air LLC will be referred to collectively as “Flush King” for the duration of this Agreement.

Scope of Services

Flush King agrees to provide the following preventative maintenance services at the Client’s location listed above. This plan covers TWO inspections for one (1) HVAC system and one (1) plumbing system inspection annually.

A. HVAC Covered Maintenance (Twice Per Year)

Technicians will perform maintenance on one (1) HVAC system during the Spring (A/C Tune-Up) and Fall (Heating Tune-Up) seasons. Services include:

Spring A/C Tune-Up:

  • Inspect and clean condenser coils.
  • Check refrigerant levels and pressures.
  • Inspect and tighten all electrical connections.
  • Check thermostat settings and calibration.
  • Inspect condensate drain and clear blockages if necessary.
  • Lubricate moving parts (motors and bearings) where applicable.
  • Check blower motor and belt (if applicable).

Fall Heating Tune-Up:

  • Inspect heat exchanger for cracks or damage.
  • Test ignition system and safety controls.
  • Check gas pressure and burner combustion (for gas units).
  • Inspect heating elements and connections (for electric units).
  • Check flue draft and ventilation.
  • Inspect air filters (replacement filters to be provided by Client or billed separately).

B. Plumbing Inspection (Once Per Year)

  • Water Heater: Inspect for leaks, sediment buildup, and proper temperature settings; check pressure relief valve. After inspection, we will flush the lines for 10 minutes to prevent future buildup.
  • Tankless Water Heaters ($15 extra per tankless system per month): Run required annual flush of tankless system through the servicing ports. This is required preventative maintenance by the manufacturers to keep warranty active and to extend the life of the heat exchanger.
  • Fixtures & Faucets: Check all sinks, showers, and tubs for leaks, corrosion, or drainage issues.
  • Toilets: Inspect for leaks, running water, and proper flushing mechanism; dye test if necessary.
  • Pipes & Drains: Visual inspection of exposed piping (under sinks, in basements/crawl spaces) for leaks or corrosion.
  • Shut-off Valves: Test main water shut-off and emergency valves for proper function.
  • Water Pressure: Test system water pressure to ensure it is within safe operating range.

Agreement Terms & Investment

  • Payment Schedule: Monthly installments
  • Contract Duration: This Agreement is valid for two (2) years from the date of acceptance and will [automatically renew / require renewal] unless cancelled by either party with 30 days’ written notice.

As a Plan Member, the Client is entitled to:

Priority Scheduling

Front-of-the-line service for emergency calls.

Discounts

15% discount on repairs and additional services not covered under maintenance.

Exclusions & Limitations

  • This Agreement covers maintenance and inspection only. It does not cover the cost of repairs, parts, or labor for system failures diagnosed during inspections.
  • Repairs required to fix issues found during maintenance will be quoted separately for Client approval.
  • Flush King is not liable for pre-existing conditions, system obsolescence, or damages caused by “Acts of God” (weather, floods, etc.).
